ACD LAUNCHES MIXED-USE REDEVELOPMENT IN DENVER

Denver, CO – February 29, 2024 – ACD announced today that it has launched its latest metro area redevelopment project with the acquisition of a 1.5-acre infill site at 5595 N Federal Boulevard in Denver, Colorado. ACD purchased the property from a private development company in a transaction facilitated by Marcus & Millichap.
Located just south of Interstate 76 on North Federal Boulevard, the property enjoys enviable visibility, convenient access and proximity to downtown and a mature trade area supported by high population density. ACD plans to redevelop the site with a state-of-the-art climate-controlled self-storage facility in addition to a retail pad fronting Federal Boulevard.

ACD has secured a green light for redevelopment from Adams County, including a prerequisite zoning adjustment that accommodates the planned retail pad. Construction is expected to commence this spring, with business opening in 2025.
ACD acquired the property on behalf of its ACD Fund IV, LP opportunity fund. Founded in 2005, ACD is a Denver-based private development company that specializes in acquiring, developing, and managing commercial real estate investments in the Intermountain West. The company is actively seeking self-storage, neighborhood retail and small bay industrial opportunities in Utah, Colorado and Arizona.
